    Definitely leave it there for a bit. Just tell the agent you're not sure and will have to think about it. We've left an offer on a property, and it's still there three weeks later, but it only took four days for the agent to come back to us and say the vendors were considering the offer :beer: It does all hinge on whether they can make the lower offer work with their finances, but they're considering it now, when at first they wouldn't.

    Doing my research and just getting more and more in despair about how much things cost and how likley it is I won't be able to afford anything :(

    Hi Peeps!

    My GF and are (trying) to buy. We have a 40% deposit between us, so should be ok if prices keep falling, and an AIP so in a good position. We offered on a house in March which was asking £165 offered £155 and was told the vendor needs something near the asking price! Later discovered the house has been on the market over 2 years!! and after looking about more we can see why, it's sooo overpriced! So we are glad for his greed now :)


    We are looking up to £175k and search our area on Rightmove everyday. Got two viewings booked for this weekend, one which we really like and one nearby that is worth a viewing too.

    I'd like to join this thread.

    We have a 40% deposit but I'm self employed and have been for just a year so my earnings don't count. My husband is a truck driver, his contracted income is rubbish, but he earns bonuses and overtime which make up his wages.

    We approached the worst bank with the worst reputation which also happens to be our bank (clue, it has a black horse). They actually offered us a mortgage in principle for the full amount we needed based only on his wages at 4.09% fixed rate for 3 years without needing any payslip evidence.

    I spoke to a broker from London and Country yesterday and he couldn't find me a better deal. So I would advise that you try your own bank first as they know what your credit rating is and it's in their interests to keep your custom with them.

    It's early stages for us yet and so far we don't know if our offer has been accepted. The bank have faxed all documents to the estate agents for us and now we are just waiting.

    We're living down south and down here prices are merely stagnating. If sellers aren't getting the prices they want for their houses, they are renting them, so we see a lot of thatched cottages and huge detached houses with their own grounds, for rent. The rental market is booming and for a 3 bed in a nice area now you'd be paying £750 per month down here. Agents are saying that sellers are willing to negotiate but crafty sellers are actually adding around £5k to the asking price so they can factor that in the negotiations.

    We don't see any signs of huge price falls down here.


    Blimey what part of the South are you in?! You'd never get a three bed in a nice area for £750 in Essex, you'd struggle to get a flat in a nice area for that! lol

    eek - just submitted an offer on a flat - now just have to wait to hear back! It will be my first property purchase and i'm sooo nervous about it all!
    I got ham but i'm not a hamster.....
