Need some advice on Estate Agent - Really fed up

    When we were selling about 5 years ago one of my friends (not asked by me) went into our agent posing as a buyer. When asked what he was looking for he described our house as accurately as he could. They didn't even offer him our details. As I'd agreed a 10 week agency they didn't last much longer.;) We sold soon after we moved agents.

    Four points to consider from those details - town houses aren't always top of people's lists (although I love them and we're hoping to buy one!), and the motorway looks quite close on that map, and it looks very overlooked at the back. Is it possible to take the garden shot from a different angle? Maybe from the back of the garden? Oh, and lastly, that fourth bedroom on the ground floor is fine if someone has an elderly relative living with them, but it wouldn't be ideal for a family having 3 beds on the 2nd floor and the last on the ground.

    Would you get the same price if you marketed it as a 3-4 bed house and classed that ground floor bedroom as a study/bed 4?

    Hazyjo - I know what you mean about townhouses. In fact, the EA suggested putting the kitchen shot first to entice people to look through the pics. Motorway is close, about a mile, but there is a park nearby which is mentioned in the particulars.

    Life throws you the odd curveball sometimes eh?!

    Bit technical but I don't live all that far from you and I know that a house like that would be pushing it where I live. The market is still moving here. The HPI INdex in Walsall is down nearly 20 points since the beginning of 2009 - that's not great as I would have hoped to see it up slightly. Suggests the market is still very depressed; there does seem to be a correlation between movement in the market and the affluence of it's population.

    Looking at the House Price Index, Walsall is 187.7 and where I live is 249.9. It's a very rough estimation because it covers the entire council area but comparing the two areas it puts your place at £145,000 if £189,950 was a fair price for my area.

    Its looks nice enough, pictures are fine.

    New build for £149,950. Looks like my HPI calculation might be right.

    Should also say that we have toyed with the idea of renting it out, but worried that it'll get ruined. ANyone got any experience of that, good or bad?

    If I look at Walsall as a whole, your house is really expensive for what it is. You can't price a house to what you want for it. 10 minutes on rightmove would show you what else is available.

    As for the tie-in, well they are doing a job for you but at the wrong price. It doesn't matter what they do if people think it's too expensive. Not a lot of point in changing agents if it costs you when it's the price handicapping you rather than just their work (or lack of it)

    Well you're right near the motorway, which is a benefit. Where is work now?
