  • Leory I'm not a FTB, unfortunately I've bought & sold before so I'm subject to stamp duty! I'm like a FTB whereby I have no chain but we've limits to what mortgage we can get, I'll keep you all updated!:T

    I know what your saying & yes we really do like the house however my natural instinct is to barter! In the grand scheme of things 3k isn't much & 10 years down the line it's nothing at all! However 3k at the minute means a bit more deposit to put down as we're aiming for the 25% as it makes mortgage payments a lot smaller! I've worked out that by getting it for the price I want I will also save £750 deposit which would help towards solicitors fees in the process! ;)
    Are you saving at the moment or do you just have a lump of cash? If your savings are increasing, you could make an offer for several months down the line when you know you have the cash.

    The EA phoned my OH last night to push her for a decision & she said 157k just a grand under what the minimum was & guess what they snapped our hand off!:T

    They've just seen a house they like that's vacent posession & need to move quickly so it looks like we're moving!:D:beer:

    There is one lady in a Swansea EA firm who is, IMPO, incredibly rude and abusive - she has quite a reputation with other EAs and, interestingly, with several people I know or have met.

    At various times I have heard her on the phone basically abusing, IMPO, potential buyers by shouting at them - i.e. her customers - and there are too many stories to mention but here is one I have had relayed to me by different estate agents.

    A hospital doctor and his wife were looking to buy a house a few weeks back, were sat down in front of her going through some details of houses - they had already told her that he was a hospital doc in the main hospital just a mile or two down the road - when he got a hospital text on his mobile alerting him to the situation with a patient. Naturally, he looked at.

    This allegedly resulted in said female EA telling him, very sharply, to put his mobile down, to stop looking at it and to give her his full attention.

    The couple apparently walked out, walked across the road to another firm, told the story to the EAs in there and swore never to buy a house from the firm the lady EA works for.

    Nice that the house above has no chain either. Fingers crossed for a swift move!
