    Hamish, I thought you were an expert in supply and demand?

    Lower demand, what happens to prices? Mmm?

    If you wanted to buy a pair of shoes, say, would you rather buy them for £50 (expensive shoes, no?). But sales assistant says you can get a special credit agreement to buy them, so you don't have to put them on the credit card at a higher rate.

    OR would you rather wait a week, and buy them in the sale at 50% off?

    Well, I think I can guess most people would think it made sense to wait a week...

    Not rocket science.

    And yes, I know the numbers are bigger with buying a house v buying shoes - that's why the decision is even clearer cut.

    Lower demand reduces prices, lower prices reduce supply, lower supply increases prices again.

    And FTB's continue to get screwed over, as the increase in mortage rates is greater than the decrease in house prices.:cool:
