Should we convert shower room to bathroom before selling?

    We've just sold a flat which had a tiny bath in it. It didn't have a shower in when we bought it, just one of those useless mixer attachments. We put an electric shower in over the bath. We never used the bath as a bath in all the time we owned it, but I think we may have hesitated about buying the flat without a bath, unless the shower was particularly fantastic. I think we'd have been wondering how easy it was to sell on without a bath.

    I would say bath is nice to have but not a deal breaker.
  • I couldn't live without a shower - but if space is at an issue, I'd prefer a shower over the bath with a screen so I have both options to be honest!

    At present we live in a house where the bath is shoved in the most riduculously inconvenient space known to man, basically making it unuseable (which plonker shoves the bath UNDER the slope of the stairs so you've got to climb over the tap end and duck to get in it?!?!) and, while we've got a shower - I really really miss the option to have a nice long wallow in the bath!

    Yea, I agree, In a house you need to have a bath but as this is just a flat a shower is fine. :cool:

    It's probably not worth trying to second guess what your buyer will want, unless the overwhelming feedback from viewings / the EA is that the lack of bath is a turn off.

    However, it would probably be worth doing proper research such as getting 2 or 3 quotes from local builders as to how much it would cost to convert the shower room into a bath room, how easily it could be done and what you'd get for it - size of bath / layout of room etc.

    Wavering buyers can then factor this into their decision, rather than dismiss your flat due to uncertainty over the shower room. The only downside I can see is that they may factor the price of conversion into their offering price, and reduce it accordingly.

    If the lack of bath didn't put you off it might not put someone else off.
