Should we convert shower room to bathroom before selling?

Hi all
just looking for a bit of advice/opinions on this
we have a top floor 2 bed sandstone tenement flat in Glasgow. It has 2 large double bedrooms, a galley kitchen, living room with bay window & a small internal shower room.
we could just about squeeze a bath in there - it can fit a 1600 bath. its a very small room though. most other similar 2 beds in the area have a bathroom rather than shower room
also, our flat has electric heating (plug in heaters) rather than GCH, and part secondary glazing rather than double!
we don't have much extra ££ so just trying to work out if its worthwhile replacing the shower room with a new bathroom?
and secondly does anyone know how cheap this could be done?
we bought the flat in 2007 so unlikely to make much on it, we would just like to avoid making a loss if possible
thanks

I'd leave it the way it is. If you put a bath in the bathroom it may give the impression of being small and cramped but with just having the shower it will give the impression of being larger. Most people in flats aren't that worried about having a bath anyway. If you were in a house I'd have a different opinion.
Good luck.0 -
Put it on the market the way it is and see what feed back you get.
If the shower is a make or break of a deal, offer to do the work when they have paid the deposit (or something of real substance).
I wouldn't walk away from a property I wanted just because of a shower v bath.0 -
I don't think it would make much difference, I'd sell it as it is.0

I couldn't live in a property without a shower, but I could live without a bath.0

I must admit I am the complete opposite, I couldn't live in a house with just a shower.
When looking at houses, the bathroom is one of the most important rooms for me, and a decent sized bath is a must.Smile, you are beautiful:)0 -

Yes, I always have a bath. Not having a shower is no problem for meSmile, you are beautiful:)0

I'm the opposite- not fussed about a bath but couldn't live without a shower. Just personal preference really and you never know what the preference of buyers will be. I'd do what mlz suggested and put it on as it is and see what the feedback is like.2011: [STRIKE]Houses[/STRIKE], [STRIKE]weddings[/STRIKE], [STRIKE]cats[/STRIKE]

So far (including me) it's 6 - 1 in favour of a shower. If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0
