    I had a quick browse on HPC this morning as I like to see how people try and squirm out of their "-1.5% 100% guarnteed" posts 24hrs previous in the HPI forecast thread.

    What's interesting is that a lot people have now finally realised that prices are stagnating, after months and months of minuscule rises and falls resulting in a flat line.

    The effects of interest rates on buyers deposits above the rate of HPI and wage increases coming back in to fashion after two years of frozen pay in the private sector mean that... wait for it... houses are actually getting more affordable! Who knew?

    There's a real shift in sentiment and expectation from people who's tea leaves told them the mother of house price crashes was going to happen after every winter/spring/summer/just after the holidays, somehow leaving the rest of the economy completely untouched; to a sudden realisation that prices are going to remain static and slowly come down in real terms without causing full blown economic meltdown.
