    Its pre 2004 housing act as it does not contain any provisions for deposit protection. In fact, if you try to enforce the entire deposit section you will just get laughed at in court. But I'm not going to waste my breath any further as you have clearly made up your mind.

    You're getting free advice from knowledgeable people on here and you're turning it down...?

    I've heard that in customer service, 'obnoxious customers get given what they ask for, polite customers get given what they actually need'.

    Have a look through the forum for the number of threads from new landlords who have got problem tenants. You'll see what kind of minefield you might be entering, and you'll realise that there's more to landlording than meets the eye.

    If I was getting good advice from experienced landlords, I'd count myself lucky that I was learning from their mistakes rather than my own!

    Just a thought.

    are you going to put the deposit into a desposit scheme if you are looking at such a relaxed letting?

    If not then an AST agreement is pointless as it cannot be enforced.

    I dont want to use the term unprofessional landlord......but i just did

    Join the NLA or RLA as suggested.
    They will keep you informed & up to date on all the things that you have no idea about.

    Letting to friends, when you have no clue, is a recipe for disaster.

    We may repossess the property if:
    • you fail to pay us rent 14 days after it is due, whether you have been asked for it or not;

    is a classic clause as well:D

    how little you know...... the AST is Crucial as to whether you can get your tenant out if things go wrong..

    but then i'm not gonna waste my time helping an arrogant young pup like you either....

    what do i know i've only been a LL for 11 years......

    Indeed it is. Thankfully underneath that, it does correctly say
    " We need a court order to repossess the property. You should contact a solicitor, Citizens’ Advice Bureau or Legal Advice Centre who will tell you what this means."
    so let's hope a T would do just that.:)

    Funny thing is that here we are recommending the OP to use RLA/NLA whilst laughing at a previous RLA agreement's clauses.

    The law on repossession due to late rent payments was no different pre 2004..............

    Would rather use Landlordlaw or similar.
