What is a buildings insurance policy schedule?

Hi all.

My exchange date/mortgage completion is on Friday and my solicitor asked for the buildings insurance policy/details about two weeks ago but we've had some issues getting the property insured because it is unoccupied.

We eventually found a suitable insurance company willing to offer an acceptable amount of cover for the unoccupied property a couple of days ago and purchased it over the internet.
However, we haven't yet received any policy documents in the post.

I do have a "Pre-populated statement of fact", "Policy Wording", "Summary of Cover" and their "Terms of Business" documents which they sent via email.

Do you think that will be enough for my solicitor? Is that what the policy schedule is?

    No, the schedule is your personalised statement of what cover you've actually bought.

    The documents you have are generic and apply to all their policies.

    Call the insurer to confirm your policy documents are in the post.

    The "Pre-populated statement of fact" does have all of our personal details, along with the buildings and contents sum insured, property details and start date, etc.

    My insurer faxed mine direct to my solicitor when timing got a bit tight - might be worth calling them and see if they'll do the same?
  • Send a copy of what you have to your solicitor and explain the the policy docs/schedule are on their way. Then at least they know it's in place and is just a case of the docs reaching their desk.

    OK. However I'm guessing this 'statement of fact' is effectively your statement of your personal details and the cover you want.

    That is not the same as the schedule which is a legal statement of what cover they have actually given you.

    However as azkaban suggests, send a copy to your solicitor - he may be satisfied with it, he may not. I'd still be phoning the insurer though to chase up the actual schedule.

    Thanks everyone. I phoned my insurance company, they have confirmed that the insurance is in place and that the documents were posted yesterday. They said if I do not receive them by tomorrow that they'll send me them via email.

    In the mean time I'll send my solicitor what I have now and explain to him what is happening.
