We've just accepted an offer on our current home, and are looking at one of two possible properties to make an offer on.
One property is a conventional estate house, would need work (kitchen/bathrooms) but we possibly could add a bit of value with a conservatory/extension. It's at the end of a cul de sac and very quiet
The other is all done. No value to be added here. Possibly a short term reduction too as two rooms would need to be knocked into one. However, it is a bit quirky and very nicely done inside. It's on the junction of a local road and the estate road, so more passing traffic than if it were further in to the estate
Here's the thing: on paper house 1 would win - location,personal choice of kitchen & bathrooms, potential to add value. However, I can't seem to get excited about it. It's the other one, for all it's quirkiness, that I get tingly over.
So, would your head or heart make the choice of your home for you?

Heart - chances are if/when you come to sell it later on, prospective buyers will prefer it over other choices too. Adding value may not necessarily be all about updating etc. If the quirky house is special it could grow in value for other reasons.0

Buying a house is a massive committment, but you need to feel right about it. If the 1st house does nothing to excite you, then it's probably not the right house. If the other one gets you all tingly, then it seems to be the winner

In a way, I'm glad that you were all in agreement (with me!), it is reassuring in a way.We're going for a final look round them both on Saturday to hopefully focus our minds on the differences between the 2 places.

the house I like has 2 bedrooms made in the roof of an adjoining garage, which means that there are hugely low eaves in these 2 rooms. It wouldn't matter for us, having no family would mean that we could knock them together to avoid the opressive feeling. It has an unusual frontage with a lovely double height window to the staircase. The kitchen is smallish but with an adjoining breakfast room that leads into a conservatory - higgledy piggledy, but it's immaculate inside, and just generally gives me a good feeling when I viewed.
The first house is much more of a standard design, very conventionally laid out. I'm ok with having to refit kitchen & bathrooms, but there's nothing architecturally interesting about it at all. Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
If you are trying to buy your first house its almost impossible.0
