Desperately need advice- sellors solicitors gone bust and probate void

I guess my question is more is it unacceptable to lower the offer due to incurred costs rather than because we feel it has decreased in value0

For anyone interested we have decided to reduce our offer by £1000 ont he grounds of previous discussions above..we can't ignore the property will have lost value but this is part and parcel of buying houses..we want to reduce our offer due to the excess costs of legal fees, rent and storage that we have incurred due to the incompetence of their solicitors who have now folded. Will have to wait and see what they say--not hopeful though!0

update: GOOD NEWS the sellors accepted the £1000 drop with no fuss whatsoever..guess its a case of if you don't ask you don't get. I know its not much and technically we won't have it in our pockets per se but after the nightmare their solicitors put us through and excess costs it feels a bit less sore!!0

AT LAST- probate has been granted...hope to exchange next week!! now the real stress starts lol!0

I have to say this is very unfortunate but it is a probate property and therefore the vendor is physically unable to pay for the works and the family may not have this money. You could negotiate £500 off perhaps as this is 1/4 of the works (you said there were 4 flats). As for probate - I bet the family are as frustrated as you are. I do hope it sorts itself out soon.0
