Why am I getting no viewings?

I am probably one of your potential viewers so here are my thoughts.
Are there two or three floors to the property and is it the top?
No windows in the kitchen or bathroom which makes it very dark and unappealling.
I cant see any walls or anything to seperate the living space.
Is there only one window to the property? It looks very dark.
Where is the picture of garden?
Near to broadmead estate.
Too many questions and too many negatives for me to even consider booking a viewing.
If my budget was £150k and in your postcode then i'd probably book a viewing for these

which are less than half a mile away and their space and usage is clearly defined.
It is the top of three with windows in the bathroom. The kitchen is kind of open plan with living room which has two windows. All fair points taken but the boradmead estate is a clear 0.5-0.7 miles away. The flat is located officially in the Monkhams ward next to the cricket ground and Broomhill where properties go for up to one million. The Laings and Monkhams are also around the area - closer than the Broadmead. Viewers have liked the location which eventually sold my flat as well. Thanks though.0 -
Ah the two other flats are Chingford Lane and Churchfields. Not bad areas however I would argue the first is on a busy road and the latter is among quite a few blocks and neither as close to the station. However of course it is always personal preference and obviously the eventual buyer will like the exact specifications.0

I agree that the lounge lacks pictures of any lounge furniture. The furniture that you can see is place apologetically and suggests that there isn't actually anywhere to put furniture when I think there is. Also the carpet - you can see a crease in it - looks like it needs replacing because there wasn't enough underlay placed underneath.
The curtain behind the bed - that is just not right. It needs sealing off with doors or the bed at least turning 90 degrees to back onto a solid wall. The current positioning gives me the creeps and again suggests that there is nowhere to put any furniture.
All the black/brown edging really defines those ceilings, windows etc. and brings far too much attention to the restricted head room. They need to be white to blend in.
The kitchen units need painting white or cream. It is far too dark and the colour of the wood is dated although the units are in good nick. Retile in something fashionable and change the worktop. I would also remove the wall units from above the breakfast bar to make it truly open plan - pointless in a one bed flat and restrictive. Move them to the back wall if you have to.
The raised bath with carpet - really? Needs either tiling or ripping out and a bath panel.
I remember your place and it doesn't surprise me that you sold first but although it looks like I've really slated it, I think your gf's flat has good bones and proper potential - would only take a day or two to sort out and get it mint. And she needs an agent that will use a wide angle lens (more important than anything I've already said) and use a floorplan.

Did you post this same question a few weeks ago? If not, there was another poster in exactly the same situation very close to where you live who also posted. Because I looked at this, and other flats in the area, from a link from this forum. That poster (unless it was you!) was also having problems selling, but I'm sure people told this person it was overpriced.

I am selling a 1 bed in L****** so not too far from you.
It has been DEAD... my closest chance was someone who viewed 3 times putting my hopes up and then didn't even make an offer or give feedback...
I have lowered my price to £164k now (but willing to take about £5k less than that) so I am waiting to see what happens...

I think you will find increasing amount of buyers holding out till the October budget and the public sector cuts announcements. Also buyers are aware that prices have been falling for months, the longer the wait the less they have to overstretch themselves.

Yes, in my part of the World EAs have been taking up September as some kind of magical month for buyers to their sellers... so the sellers have been brainwashed into believing that they will sell this month... so I will not even consider walking into an EA office this month.
Also, the Oct 20th spending review will let us know what is going on re job cuts.This is not financial nor legal nor property advice. Consult a paid professional if in doubt.0 -
Do people really have so little imagination that a couple of pictures taken from 'bad angles' would put them off viewing somewhere when they are looking to get the best value out of their £150k? The only thing that would put me off viewing a place in the right area with the right spec would be the price.0

Agreed - 1 bed flats are always far less desirable than 2 beds - no room for growth/sharers/lodgers etc.
In a dead market, studios and 1-beds just won't sell, full-stop, unless VERY competitively priced.0
