property left in our new home

We moved into our new home 2 months ago after a very stressful time trying to buy the property - due to the sellers being very awkward. We have just received a hand posted letter from one of the sellers saying that they left some ladders in our garden and would like them returned.
Does anyone know what our legal position is? Do we have to return the ladders to them?

    Tell them if they want to come and collect them, they can do so - but ONLY at a time convenient to you.

    I hope by 'return' they're not expecting you to deliver the ladders to them......
  • Hi Googler. Thanks for the reply but we want to know our legal position. Do we have to give them back? Basically these people put us through nearly 5 months of hell so we're not inclined to return them unless we have to.

    I have a lot of problems with my neighbours, they hammer and bang on the walls sometimes until 2 or 3 in the morning - some nights I can hardly hear myself drilling ;)
  • A property is sold with vacant possession and my understanding is that any items left on completion are now yours.
    I love giving home made gifts, which one of my children would you like? :D :A :D

    I can't offer you advice on your legal position.

    However, what I would say is that even if they put you through utter hell, you may be best off just returning them. Not doing so - even if they are awful people - might result in more hassle for you: continued letters, phonecalls, words to the neighbours about you, raising complaints etc.

    If you give them back it will all be over. It might just better to let the annoyance go, be the better person and get on with enjoying your new home. :)

    (I say this as someone who left a previous property with £3000 'lost' to the HORRENDOUS management company - but the fight wasn't worth it, when it meant it was still hanging over me now I was in my new house.)

    ....and you might also want to give them a hand-written note in return, outlining that in the absence of them mentioning any other items, you're assuming from this point on that they waive their rights to any other items they've left behind ......

    Do you have the ladders?
    Do you want/like the ladders?
    If you keep them will they ever find out/see you?

    Legally, anything not mentioned in the spif belongs to the sellers. If they want the ladders back they have to arrange collection at a time suitable to you.
