but was it the same size and standard? are you comparing like with like?
I had a look on Google streetview and it looked like the properties either side of this house are semi detached and half the size. I think you need to do a bit more research rather than just assuming the next door neighbours property is the same and they've overinflated by 50%.!

For example, a property sold in the street for 142k but is listed as semi detached and perhaps has less bedrooms, no conservatory, etc?

There's a 5 bedroom modern bungalow for sale in that road for 300k.

Unless I muddled the address (the door number in the street), the smaller neighbours house actually sold for 165k and the house you are interested in viewing was bought originally for 225k around 7 years ago.
EDIT - I probably did muddle and misidentify some of the properties as i compared them across Streetview so ignore the info above.0 -
RightMove's "price comparison report" says the house was on with another estate agent at the same price until March this year. Don't know if that's useful. It's obviously extended, but is that worth the extra £100K?0

It looks really nice but no idea what you should offer.
It's been on with this agent since April and previously was on with another agent at the same price.
So it's been on the market a while.
Last sale price £180K in 2004.
You've probably researched all this already.0 -
Offer what you think is it worth considering your own financial position with a little wriggle room for negotiating. You will of course need to view it before you can reach that conclusion and take in the outside of the properties whose recent sold values you can determine. Do us much homework as you can.
You wont get a better answer than that.
A HPC'r will be along soon and say offer £100.000 and work your way down whilst the current owner will be along to say offer the asking and be quick about it.0 -

Tell the owner you will take the house if they give you a few grand.
Set your goals high, and don't stop till you get there.
