    As little as we can really but the kitchen really is not adequate, no plumbing or space for washing machine or dishwasher.

    You can spend incredible amounts of money in upgrading property (remember all the property !!!!!! tv shows). It boils down to your finances and ability to live with mess etc. There are other forums that explain costs etc. I suspect though that such a "blank canvass" type property would attract interest from developers and you would be unlikely to be able to compete against their budget and means.
