OK OK - I think they may be bent as ever!!
Surveyor rang and first thing he asked was how much we sold it for, my partner unfortunately told him, he said, arrgh, i was gonna value it for 2 grand less, so its around the right figure. OK ill put it at what you sold it for.
Well when she came home and told me i was a bit gutted, so i sent him a letter asking of he would reconsider and put it at 5K lower than what we sold it for the reason being is that our buyers valuer valued the house at 5k lower until works were done.
Would he be prepared to do this?
Yes he says...... you will get it in the post shortly.
WHAT A RESULT!0 -
just read the thread.
Housing asociations are governed by the housing corporation and must follow standard procedures due to the fact that the housing corp funds most shared ownership schemes.
The reason they get a valuation done is to stop estate agents adding a premium to the price because they know people will pay more because it is shared ownership.
When you first buy a shared ownership property from the housing !!!. they will get a RICS surveyor to set the price, which you will find is always below estate agents prices as they use actual sold prices as comparables. They can never sell below that valuation which is why they go this route when selling your share.0
