    My advice would be to purchase the final 25% off the HA dand then you are free to do what you like and sell for what you like.

    My Brother is currently selling his Shared Ownership house and the Housing Agency has the first month to sell the property before he can put it on with an Estate Agent!

    we are not shared ownership, we got 25% under the home buy. We do not rent the 25% from them, they lie dormant until time to sell when they then want 25% back..

    Update - received a letter back from Housing Association, they will not accept the lenders valuation. Oh well...looks like we have to pay more money out for an independant valuer!!

    Any more news on the survey front re damp? Hope you slept ok last night, still no result for me re mortgage valuation! Being driven to the drink!

    Hello Paw Paws - pleased you came back and said hello - i was gettin lonely. Now this contreversy has gone on regarding the brokers, they dont seem to be posting as much as they used to. Its such a shame as they are so helpful to consumers. I have ranted and raved to everyone about this site, just trying to get them to take a look.
    Anyhow...back to the point in question....
    got a report from Peter Cox today, of which i have sent a copy to the estate agents. They said that they are now trying to get the retention down from 5k to 1k. The lender is Northern Rock??!!
    Yes im sleeping ok now, but my fiancee is not now, she is gettin extrelmely worked up about it now. ...!!

    Oh dear I can relate to that opena bottle of wine, (tesco have some good deals on), and have a hot bath! I never went to move again!

    Update - we have now booked a independant chartered surveyor to come on Thursday to value the property for the housing association. They want 25% of the surveyors valuation. Not 25% of what we sold it for....but what he valued it for.
    Any ideas how we can trash the place and make it looks lower in value!! lol

    That seems unfair, surely he could value it at any price, but its what its sold for that counts! What if he thinks its worth less than you sold it for, does that mean that you will have to pay them less?!

    Yes they wouldnt take the Purchasers Valuation Report, neither would they take the estate agents valuation. They want an independant surveyor in. We have organised it, with a firm down the road. Charging £100+Vat so not too bad. I rang them to qualify what happens if they value it lower or more than what we sold it for, and she said that they do not want to know what we sold it for. All they want to know is what the valuer values it. From the report that he will submit, they will then want 25% of that value. So yes if he values it less, we pay them less, if he values it more, we will have to pay more :-(

    SO thats what i mean how do we trash the place so the valuer doesnt value it that much. On a serious note, we could either win here, or loose!!

    I wonder if he will ask when hes here how much we sold it for??
