One point worth noting is that Dukes Avenue is used as a rat run to get from the broadway down to the Bounds Green end of Alexandra Park Road.0

Well, my husband spent a couple of hours there last night. He went to a couple of pubs in the area to have a look etc. The conclusion is that, far from being a suburban family paradise (which I thought it was), Muswell Hill is at the weekend what I consider hell on earth. Drunk people shouting in the street, car stereos at maximum volume...Given the price of the property (>1m), I would seriously not have expected these problems. WE have lived in many "family-oriented" areas in London and we would have never expected this...Thanks again for your help.
This highlights the importance of doing proper research on an area and never take anything for granted.0 -
not really relevant, but all i know about the hill nightclub is that a young man called andre had his sweet sixteen party there, as shown on the super sweet sixteen programme. that episode really stuck in my mind.... he was sooooooooooooooooo rude. but 16 so perhaps forgivable cos we all make mistakes. but i don't think i'll ever forget that brat.... he was unbelievable.0

The nicer bits are away from the Broadway. It is a very lively area now, and I am not surprised there is some noise.

I am looking in Nw3, NW5 (Dartmouth Park), N6, N10 and some parts of NW6.
We are tired of renting, but I really feel we need to be patient as I am seeing more and more price reductions.
Well, time is on our side as our deposit increases while house prices decrase.
What about you? Are you looking to buy in North/North West London?0 -
No, I am an owner-occupier. I live in Hampsead Garden Suiburb, which is a very nice area, if a little dull! Highly recommended if you can find a house that suits you.

NW3 will be more expensive than Muswell Hill; why not try moving further out. Finchley is not far from Muswell Hill, has got good tube links and will be quieter; you will probably get more for your money, particularly garden size.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. Glad you checked the roundabout out at night - I agree that it has a very unpleasant and aggressive vibe (I actually prefer where I live in Tottenham!). But the rest of Muswell Hill is probably quiet enough. Fortis Green - between East Finchley and Muswell Hill - is lovely and should be nice and quiet and be by the good schools. But I want that house by the Heath!0

I know NW3 is more expensive, but I know it well and it is really nice. I have never been to FInchley, it sounds far, but I will go for look. Thanks0 -
I work in Muswell Hill and yes there are many complaints, action groups and local paper reports about anti-social behaviour at night from people leaving the nightcluds at the top walking down Dukes Avenue to Alexander Palace train station. You may also lose your wing mirror as they pass. It is still a very nice area but Friday & Sat nights can be noisy. On the other hand the residents don't like 'these people' walking down 'their street' and tend to moan a lot about things that other areas would have no problem with.0
