This is pretty normal.
Really not worth using 2 solicitors (ie yours for conveyancing, PO's for mortgage legals). It generally costs more,slows things down, and complicates things.
Shop around for quotes from a firm on PO's panel.0 -
In the contracting market the lenders are making the rules......

BOI are notorious for being really slow in processing products for the Post Office.. so use the best sols you can.....0

Find another, fairer, lender (if there is one)?? There's no law that says you have to borrow shed-loads of money from BoI, as far as I know...

Have found a new solicitor who is on BOI panel and who are only marginally more expensive. Old solicitors will refund deposit in full. 1 week wasted and will have to fill in forms again but will put that down to experieince!0 -
Yes, I had this exactly.
I only found this out after I had instructed my own solicitor, and had to pay a solicitor of their choice to look over the final paperwork from my solicitor. I'll look up the actual cost for you, but it was about £100-150 fixed price.
I was a bit annoyed, as I couldn't switch as my solicitor had started the ball rolling (so costs incurred if I pulled out), however no where on my paperwork did it say a solicitor off their panel had to be used. I should have argued the toss at the time, but didn't (not very MSE I know).
Edit: It was £151.50 (this includes any VAT), I also had to pay my solicitor £75+VAT for dealing with the extra work.
I really should have complained about this, as I only found out when I was way down the purchasing path - after just looking it up.0 -
well it's all worked out OK. Cheque for full refund from original solicitors received today. Valuation done yesterday and text from PO today, saying mortgage has been approved! :j So they've been pretty quick off the mark. Also have a letter from PO, saying they've logged a complaint and are going through the procedure... I didn't ask for them to do this, but I guess the salesperson I had a bit of a rant at, when the initally told me about the problem with the solicitor, has put it forward as a complaint. The main reason I ranted at them, is because I thought they were trying to sell me a solicitor, so they would get a referral fee etc, but I don't think this was the case at all now.
I do feel slightly guilty now. If the PO contact me about the complaint, I'll say I'm generally happy with the service, but they might want to make it a bit clearer at the application stage to check your solicitor is on their panel - I was quite careful when applying and I am usually quite sharp and spot things like this, so I'm surprised I missed it on the online application form0 -
If you were to find my website and sought a conveyancing "quote" you would find I ask who the lender is to be just to avoid this kind of point arising.
If you tell me you are using Co-op Britannia or Clydesdale Bank or another lender I can't act for (I can act for Bank or Ireland) then I e-mail you and suggest you try someone else.RICHARD WEBSTER
