    It will be a value that you agree on...were these estate agents (thinking they were going to get some business) or surveyors....assume you are having to pay for these valuations.
    Next your ex will probably look for 3 low valuations and want to take the lowest.
    Sometimes it is best just to walk away. I owned a house with ex and paid all the mortgage all through the years (he was a lazy sh**) there was about £150k equity when I left him (and still continued to pay all the mortgage)
    valuations went as follows....6 months before split £250k...valuation for split £180k...valuation 2 weeks later for his 'lie to buy' mortgage £280k. He was sitting laughing and I didn't even care (as he now has a mortgage that he will never pay off as he lives on benefits)
    Think of it as rent...and not at a bad rate either. Plenty people are sitting with £1000s of neg equity (1/3rd of which would be yours if it applied) would you be rushing to chip in your share?
    Can they afford to take over the mortgage without you on it.
    if yes- concentrate on doing that and they pay all the fees and walk away
    if no- they are going to have to do something at some point so ask what they suggest
