Nah -there is no need to "seek the negative" in a post when its so clearly displayed (not personality as we've never met)TBS264 - clearly you seem to seek the negative in people's personalities. I personally think I have been very understanding of the tenant - I have not listed all the other jobs that have been done for her by myself.
None of us are mind readers so obviously can't take into consideration information that hasn't been mentioned by you.
On the contrary , when we have a LL who can't just pick up a phone and ask their T why their rent is paid short and a couple of days late but instead posts on here about it ( under the title URGENT), it does indeed seem indicative of someone who perhaps over reacts and struggles to clearly communicate.Your comment "and previous threads suggest that she herself perhaps has difficulty with communicating in an adult fashion." is quite uncalled for really - but hey, rather that than ignorant!

Text her so that you have proof. Advise her that it will be in the terms of her agreement that she allows access for emergencies and if she is unwilling to meet you there and will not allow your plumber access (she can always ask a friend to meet him to allow entry) then she will be responsible if the leak causes any major problems. If she is otherwise a good tenant then try to rebuild the relationship if she is not then consider serving notice on her! Good Luck!0
