Next time, get written references from your prospective tenant's employer and their previous landlord, and follow them up with phone calls to ensure they're real. Ask your prospective tenant to provide 3 months' payslips and 3 months' bank statements, and make sure they show nothing untoward. A tenancy is a business like any other, and must be run with the same professionalism.0

You should have tried to determine with the tenant how bad the leak is, when she reported it to you.
Unless she tells you its really flooding, try and arrange a convenient time with the tenant for you to come and see the problem/inspect problem? This little simple video is so useful for info on dealing with leaks, for an adequate fix before arranging/waiting for a plumber - or if it's possible to do full self-repair later and save on the money.

i think this could be seen as harrassment....
if OP enters the property then she can see for herself the size of the emergency... and with a witness she will be covered in case tenant kicks off......
