Is it worth it to replace Baxi with combi boiler?

Hi there. We are probably going to sell our house within the next year and wonder if it is worth replacing our old boiler. At present we have a Baxi fire (broken) with a back boiler and hot water tank in the bedroom. The system does work to heat water and radiators, but is not very efficient. We have to turn off the tap to the radiators to stop them being on all the time, for example.
We have someone coming out to give us a quote for the work in the next few weeks, and will get more quotes. Is it worth it? Does it add anything to the value of a 2 bed terrace (around 135k)? Or should we just sell the house as it is rather than waste money on this?
The radiators themselves are ok, so I think maybe it would cost a few grand to do.

    As a general principle, most expensive alterations to a house do not enhance the resale value by more than has been spent.

    I doubt it would add any value to your house, but could be a reason that someone opts for your house instead of another.

    If it works, don't fix it.

    Chances are, the new owners will rip everything out and undo what you put in. Home Information Pack is history, so the efficiency issue is not that important any more.

    The EPC is compulsory if you want to rent the house out.

    An inefficient boiler is hardly a deal breaker.
    Lots of properties have no gas supply at all,
    and still get sold.

    You need a EPC to sell a property as well as rent one

    Just checked that, you are right.

    I thought they scrapped the HIP, which as far as I was concerned was the EPC, since the other bits would have been part of conveyancing any way, where the seller provides answers to the solicitor's questionaire.

    They even word the requirement the same way, where you should have commissioned the EPC before marketing, but you don't actually have to have one in place. So effectively the HIP is still here.

    So is there a company that specialises in providing EPCs VERY SLOWLY?

    Any way, an inefficient boiler can be replaced, no big deal.

    Thanks guys. I think if we are definitely going to sell the house, we won't bother to replace the system. We have redone the garden, driveway, redecorated most of the house, new patio and new tiled floors, carpets and kitchen. The house is looking good, and we really don't want to spend more on it if we don't need to.

    Apart from a few die hard tree-huggers, nobody gives a monkey's about the EPC.
    And rightfully so. The EPC is utterly useless, as the "survey"
    is only a paper exercise, and is NOT based on the actual details of the property, but for a large part on the average values for a property of that type.


    It is very unlikely that you will recoup your investment. A far better tactic is to stick the money you save by not doing the works in a “high” interest account.
    If you do get a serious prospective buyer that winges about the old boiler, offer to replace the system at your cost, the day he signs the contract.
