I would say if it's been on for nearly a year and they are not taking reasonable offers they are not really desperate to sell and are probably holding out for the asking price which won't materialise.
And anyway if they wanted the asking price why aren't the EA's either advertising it as NO OFFERS or OFFERS OVER?0 -

Thats what I thought too. Why do people bother to put their house on the market if they don't want to sell it? They have already had to drop it by 10k so I do understand they probably want the asking price (don't we all when selling) but I don't think 240 is unreasonable at all.I have realised I will never play the Dane!

Another update: just got a letter from EA confirming the refusal of our second offer. This time though the letter says they would be 'very pleased to submit a revised bid if we wish to make an increased offer'. I bet they would...
What now then? Do we wait to hear from them again?I have realised I will never play the Dane!

Hold off for a few days, and wait for the EA to contact you rather than you ring him. When he does, emphasise that this was your best and final offer, and could he please let you know when and if similar properties come up as you are keen to look for something similar.
The market round my way is rebounding strongly following the post-election wobble, but even in a rising market - a proceedable (sp?) buyer, like you are, is worth their weight in gold.

Keep everything crossed that the vendors have a change of heart!I have realised I will never play the Dane!

Buying a house is often similar to a game of poker. It depends on who has the nerve to hold out longest. Don't forget though there is a biased person in the middle who is acting for the vendor called the estate agent.0 -
