Does anyone find this house-buying business is worse than dating?!!?

  • My divorce was a walk in the park, we did it ourselves with a Lawpack kit from Amazon (although I did get writers cramp from filling in the forms! :p)
    But all this having to second guess everyones next move etc is turning me grey! :eek:
    Anyway today my OH is phoning EA to ask whether the vendors are interested in negotiating at all, as we will be having a second viewing on another property we like (we arent) and if they are then we will put in a slightly higher offer.
    What do you think folks?
    (my nerves are in shreds)

    Hi skypie123, sound like a good idea to me (I'm no expert mind!) as you are putting the ball into their court without actually making an offer or showing your hand. You are playing it cool giving the impression that you can take it or leave it - stating you are ready to move on to another property.;)

    At least you should get some indication of how keen they are to sell. My guess is that they will want to negotiate!

  • The fact they only paid 235k for it doesnt matter really, they may have spent loads on the house, plus the market changes.

    As ive mentioned on other threads, even though its supposed to be a buyers market, from my experience this last 2 months seems to suggest its a sellers market. Ive offered on 3 houses, 2 of them refused to drop more than 1->1.25% off the full asking price. The 3rd house already had an offer in for the full asking price, so I had to offer 10k OVER the asking price to even be considered on it.

    You need to work out really can you afford the place and what its worth to you. Then, put your best offer in, emphasis your situation to them and wait.

  • Well - update: we offered £240 and said it was all we could stretch to and reiterated our strong position.
    They just rejected it this morning saying the lowest they would go was £245 end of. We said thanks but we will keep looking ta.
    So what do you think will happen now folks? Are we likely to get a call from the EA again?

    Thanks for the update! Well I think for the sake of £5000 on a house of that price and having been on the market for so long, I wouldn't be surprised if you hear from them again!

    They will probably think it over the weekend in the hope that you will come back with the asking price. Let them sweat as I have a feeling they may very well accept your offer ... I may be wrong ... but!

    All you can do is stick to your guns and keep your cool, but be prepared to walk away.

    Depending on how you feel about the place, you wait a few days and offer to split the difference between the two prices at £242,500. If you're not too fussed about the house, then you could just walk away and see if they come begging in a few weeks time.

    had to wait two weeks before our final offer was accepted. It fell through later for a different reason.
    No one will give up £5K without a fight.
