3 Weeks & 4 days still waiting Building Survey Report

Hi, how long does it take for a charted surveyor to produce a written Building Survey report on a 3 bedroom semi detached house?

Week 1, Friday 13 August 2010 a building survey was performed by a charted surveyor. 2 weeks later still no contact from surveyor, so I phoned and left message, 2 days later I got an email outlining the results of the report and it stated that the written report will be sent soon.

Week 3, 3rd September 2010, still on sign of written report, I phone the surveyor and listened to him trying to think of several excuses why the report has not been sent, he concluded that he would check with his secretary and phone me.

Week 3, 7th September 2010, No phone call, no survey report, time to make formal complaint?

    Have you paid?

Are you near their offices? Can you go in & get the report in person?
  • Paid by CC day before the survey. Met the surveyor at the property for the survey.

Their office is in Chatham, Kent, I'm in SW London.

I'm certain the report has not been written up yet, if it was it would only take an envelope/stamp to send it.

I used to work within secured loans with Chartered Surveyors some were notoriously unorganised...
ask for them to scan a copy and pdf it over to whilst you are on the phone, even if it is unsigned you can see it, the signing part usually comes into account when they are looking at comparibles and have to state that the property value is fair and just
  • Thanks all for the info so far.

The email mentioned in my opening post, had an MS-Word file attached, so he could have sent a word or pdf file. I didn't pay £550 for a Building Survey outline, so maybe he is unorganised linke you suggested or there is something else going on.

We had our full building survey on a Tuesday and had the written report a week later.

On my second property purchase, the written report was sent 3 days after the survey.

This surveyor is taking the "P" big time, and I'm about to request their 'Complaints Procedure' form. Under RICS rules all its members MUST have a complaints procedure in place.
