Water supply pipe cover

Does anyone know how to get this cover if you live in a maisonette? Call me dumb, but i've just discovered i've been paying Homeserve since 2004 for this insurance - not realising that they don't cover flats & maisonettes. I'm not great with small print. It's only when I rang Veolia Water to check details (the water pipe runs through the downstairs maisonette's front garden) and they told me they wouldn't deal with it in the event of a leak - and then they told me that Home Serve probably wouldn't either - that I discovered the awful truth.

Veolia are adamant that it wouldn't be their responsibility. They couldn't suggest anyone who would cover it. The buildings insurance only covers accidental damage - not wear and tear and the pipes date back to the mid-l930s!

Needless to say - Home Serve wouldn't consider reimbursing me for wasted premiums...on the grounds that if I'd made a claim they would have had to honour it (do we believe this!!!)

    maisonette? thats a part of a building where other properties are? its going to be written in stone somewhere wether the supply pipe is your responsibility or "building management"
  • As far as i am aware you would be covered by homeserve if a leak occurs on the water supply pipe that feeds your property. The only problem you may have is if your water supply pipe runs through a neighbours garden and the leak is on this part of the pipe or you need to dig in their garden for any reason. The neighbour will have to sign a consent form to allow permission to dig in their garden

    You don't need this cover. Cancel it.
    About as useful as insuring yourself against a meteorite landing on your head.
    No free lunch, and no free laptop ;)

    I am under Anglian Water & if you go on their website there is something called the Watertight Promise that covers the external supply pipe from the boundary of the property to where the wall of the building, they cannot help if it is under the property. All they would have to have is signed authorisation of the person whose property it is that the pipe runs on whether its shared or not. The water supply pipe on a property is legally the responsibilty of the people it serves so if its shared with neighbours then its down to all of you should it not be covered by insurance/local water company. The sad thing is its a courtesy service & not all water companies appear to offer the service to their customers.
