I always advised vendors to let me know what price they would accept from day one. Saves all the hassle if your agent knows what yo can accept.
You could even say offers in excess of and try and include your fee'sEstate Agent, Web Designer & All Round Geek!0 -
Personally if i felt the offer was unfair i would reject it. If however i felt that an offer 5% under was acceptable i would probably reject it and say that i am prepared to take an offer 2.5% under (shows your willing to negotiate). They will possibly then offer 7.5% under at which point you can say your happy to split the difference but wont go any lower.0

I'd take it in this climate but if you're after more you could split the difference with them and accept 5% off if they are willing (which I wouldn't be). I would bear in mind the government's spending review in six weeks might put people off buying for a while, and Christmas is traditionally a quiet time for the housing market so it might stick for quite a while.0

Find hpc forum pretty funny – I'm just trying to do the most pragmatic thing (hence the question on here). Them being annoyed about house prices isn't going to make the crash happen any quicker.0

Good advice this. We put our place on the market around this time last year and were told that it quietens down from November onwards and if you hit the Christmas break then expect delays. We did actually accept an offer in December, but didn't complete until 12th March 2010.
If you accept now there's a good chance you'll get things sorted by the end of the year. There's a lot to be said for getting it sold quick, but that's not to say you should give it away of course.0 -
Your house is worth what someone is prepared to pay you for it.
The EAs valuation is just a guestimate... somewhere to start negotiating from.
If you think someone else will offer you more then reject the offer.
Then roll a dice. It's a crap shoot.
It's all down to what you think will happen to prices.
Someone might come along next week and offer you your asking price, or prices could rise and you could get more, or prices could fall and you could chase the market down.
At the moment prices are falling and economic indicators are bad, but the government might still massively intervene in the finacial markets and hyperinflate in order to try to support house prices.
