How to deal with cheeky offers?

Only 2 months? - round here if a property doesn't sell in 2 weeks it probably won't at all even with asking price cuts of 15%I think....0

there are just "offers".
There are no such things as cheeky, or insulting asking prices - just prices. Thank goodness it's a "free" market in which sellers can ask and accept any price they want, and buyers can offer and pay any price they are able. As long as we behave politely with each other, then we can all have conversations, and see if we can reach agreements.
If a seller is dissapointed with an offer, that does not make it cheeky. If a buyer is surprised by an asking price that does not make it unreasonable.0 -

Compare it to the other offers you've had.
If you've been inundated with viewings then it shouldn't be long before you get other offers.
Of course if this is the only viewing and offer in two months then you might as well take it.0 -
Our house was on for £234,950 recently - first offer £219 (no), next offer a week later £225k (no), next offer £226k (no), next offer £227k (yes!). They said they couldn't go any higher than £219k and made us sweat for a week before coming back with higher offers. When our EA rejected their offer of £219 we asked our EA to say don't bother coming back with silly offers of £1k here and £1k there we just told them that they had to do a lot better than that. In the end I think we both got a good deal out of it. We did go through the mill though waiting around for the offers to come in. It wasn't nice and it's not something I'd want to do again to be honest.
You need to have in mind a price that you're willing to accept there's nothing wrong with telling the EA what that is in my view because if they're any good they will work towards getting your buyer to move towards it. If you want the asking price and that's it then tell your agent that. You could even tell your EA to tell your potential buyer what you want to achieve price wise this way it's cards on the table and everyone knows where they stand. Not a strategy that everyone will agree with, but it worked for us. Good luck.
