    Oh good! The only bit of good news I've seen (I hope..) for some time here...

    We won't know for sure until it (if it does) gets to court but the general advice to landlords regarding guarantees is that
    a) They must be enacted as a "Deed" and witnessed..
    b) Are only valid if guarantor has seen tenancy & can be proved to have seen tenancy... so LLs are told to get guarantor to sign a copy

    It means each tenant is liable for all the rent, not 1/3rd of it each.

    It also means that all 3, or each T individually, may be held liable for any other breaches of the contract/damage to the property etc

    poppet16 - has your daughter spoken to the (a) the LL, since the change of locks (b) the Uni Accomms Officer or (c) the Council's private sector tenancy relations officer?
  • Hi yes she has contacted the LL twice and only got voicemail and left two messages,i have e mailed them twice and we still havent got any keys.She contacted the universty and they put her in touch with the student union who said as its a private LL they couldnt get involved.We did sign a guarantor which was faxed through to us and my neighbour witnessed,but we never received a tennancy agreement.
    I would just like to thank all the genuine people for there advice

    Was your daughter in Leeds? If so, she might get some help from the UNipol web-site http://www.unipol.org.uk/Leeds/IFS/Contracts/default.asp

    Unfortunately, it does not appear that brudenell Properties are Unipol Code landlord, as this would ahve given her a lot more support.

    She needs to WRITE to the landlord urgently, registered post.
