  • I would get a new agent. When we came to sell, we met all of the agents, and picked the one that we liked the best - she was very proactive and really keen to sell our house. She sold it within 1 day! Unfortunately, the credit crunch kicked in that very same week, and that fell through. However, she still managed to sell it three time more (each falling through due to increasing grip of credit crunch). She left the company, unbeknown to us, and then the house just would not shift. Eventually, I bullied the new person managing our property that he HAD to get new photos done, and that if he did not shift the property within a month, he was going to lose our business. He managed to get a sale - but we'd lost quite a bit off the sale price by then - It just goes to show that you need to get a good sales person, and to harass your agent, and if they are no good, move to another one!

    ... what, and hope the sellers of the properties you want/need have done the same because that's the only way you'll be able to afford one?

    Agreed.

    You can do all the other stuff and it will help but if a house doesn't sell in a year it is too expensive.
  • Suggestions for feeling more content in your current house

    1. List all the good point about it: close to friends; close to kids school; kids happy etc, etc
    2. Look at the finances, how much nore money would you be paying a month in a bigger house? what does that allow you to do in your smaller house?
    3. Put the extra money in a "house fund" use it to put extra payments in your current mortgage, or fund fun thungs for you and the kids
    4. If there really is no extra money then you really can't afford to move and so you need to find ways to make more money, try the Up your income board on here for ideas
    5. If the main problem with your current place is size and if that is down to kids not having their own space, look for ways round it. Even if they can't each have their own room, they could have their own private space, say a platform bed with space underneath with a curtain and really good noise cancelling headphones
    6. Think about possible scenarios if you did put your house back on the market: you put it on and it still doesn't sell and you spend another year or more feeling anxious about it; you put it on it sells but for less than you hoped and you can't find one to move to; or you sell and buy and you lose your job and you can't keep up with the mortgage payments and you wish you had stayed put

    Hi bigbigmamamoo, yes that really did help!! I know I cant move and that now is a bad time, I should be enjoying my children as I know I cant get these years back again, at present I work part-time because I cant get them minded full-time so I will wait until I can work full-time - ie when the children are at the age they can look after themselves and think about moving then.
