I would highly recommend South Woodford area. It's close to epping forest..has some great schools and is just a lovely area to live in.

Here's one in the popular Firs Estate --> Link

Was going to say the same. Lots of good areas on the central that will connect well onto the Jubilee at stratford, upper leytonstone, wanstead, woodford. Stunning epping forest surrounds you.

    perfect :D
 Well aint funny how its the little things in life that mean the most? Not where you live, the car you drive or the price tag on your clothes.
Theres no dollar sign on piece of mind
    This Ive come to know...
So if you agree have a drink with me, raise your glasses for a toast
  • I have a 1 year old and there is loads for young families going on in South East London. Greenwich is a fab area, Greenwich park is great and Arches leisure centre does great soft play, you are on the DLR to get to Docklands. Blackheath/Lee/Lewisham borders is another great area. The Lee conservation area has a few good schools, Brindishe (must live very close to get into it), Lee Manor and if you are religious St Winifred's or St Margarets. Manor House Gardens in Lee is a mini hub for families with a recently refurbished library and childrens centre. See this house a couple of minutes walk from Manor House Gardens http://www.rightmove.co.uk/property-to-rent/property-30903800.html
The rightmove map doesn't show manor house gardens but it is in the empty rectangle area. Horniman Museum in Forest Hill is another hub for families. You are on the East London line in forest hill and down the road from forest hill you have Dulwich/east Dulwich for cafes etc.

Try Forest Hill, SE23. Nice area suitable for families and houses for rent under your budget! Good transportation links to Docklands with the new London Overground service via Canada Water.

I second Forest Hill. Very nice area... plenty of period properties and prices are reasonable. There's the Horniman Museum and gardens too which would be good for children and plenty of other parks nearby (Dulwich Park for example)
Also, on the Overground it's only around 12 minutes to Canada Water and the trains are very frequent.
  • If it is good schools you are after move to Redbridge. Not far from Central Line tubes and in Zone 4. Change at Stratford for the DLR.
  • I second Brockley and third Forest Hill. Or Honor Oak. Other more pricey areas - East Dulwich and the 'Bellenden Road' area of Peckham.

OH works on the wharf and we moved to Blackheath, we rented a 2 bed victorian conversion for £1300 per month and loved the area! DS school was a little further out in Eltham and we have ended up buying here and again love living in Greenwich, so much to do for everyone.
    Good luck with your search
