Land lady wants to paint the house - while we live in it!

You could always ask that she re-homes you for the period, if not then say no.
Be careful with that one: Some landlords (obviously not any who post here, aye, right...) use the old repair-needed-i'll-rehouse-you-temp-in-a-hotel.. routine, then the repairs mysteriously need longer to do then, as the tenant is no longer in occupation the tenancy (may be claimed to be) is no longer in force & landlord changes the locks & installs new tenants maying more...
Tricky...

""An empty property can probably be painted in a single day ""
just shows you how little some folks actually know about maintainance issues......
wall preparation can take several days depending on the amount of damage to the plaster/paper ..... a good paint job needs several coats... which need drying time in between coats.0 -

Entirely feasible in an empty standard sized property, with more than one P&D on the job. One of the major paint manufacturers suggests 2-4 hours drying time between coats. Obviously less likely to be possible if LL uses a semi-retired wrinkled retainer who works by himself;)theartfullodger wrote: »Mind you it can be painted in a day..

A residential property is not the Sistine Chapel....0 -
I think a lot depends on the type of property. If it's a cheap and cheerful let then a couple of coats of paint will tart it up between tenants. If you are decorating some high end "executive" pad then they will expect something more sophisticated.0

we had to paint our old 3 bed country cottage when we were moving out and it took a week for two of us to paint it all. on two of those days we were painting from 7am upto midnight. the house was also empty. it takes a lot more time than expected.0

alternatively , let her paint, and get spots on something really expensive - always screw a nastly LL before they screw you with a rent increase!
Do you know why repainting should even qualify for a rent increase? Teh idea of paint is to protect wood from damp and worm etc - if it s already covered with a layer of paint, why do they get a rent increase off of it ? They already get a tax deductable amount (they do it themsleves and charge rpofessional rates too) - you could always offer to DIY if she buys the paint!0
