Strange stance to take. I can see your house being one of those that you notice has been up "For Sale" for three years or more. It's all well and good having principles but sometimes they don't get you anywhere.0 -
We are unprocedable and went for a viewing today, while we were out we had an unproceedable couple viewing our house who made an offer today. We have seen a house we are ready to jump on as soon as we have a proceedable offer, so if the couple who viewed today find a buyer for their place tomorrow, we have a short chain ready to go! I wouldn't turn down a non proceedable viewer, although I would be less happy to have people round who are not on the market yet, but then again if they love our house and decide to put theirs on the market the same week it may not be too long till they are a proceedable buyer. Annoying, but I agree it is the system, not necessarily the viewers. You may have a 'renting cash buyer' who just likes to look around people's houses and isn't really planning to buy.0

I can see it from both sides as I viewed a property (repossession) before putting my house on the market to see if I could imagine our family living there. Decided I liked the area enough to put my own up for sale though I wouldn't have done so if I hadn't viewed first.
Once we began getting viewers they often asked if we had anywhere to go so as the repossession had sold I looked at another couple on the same estate, as I felt it was better to be prepared.
We sold to cash buyers within 3 months so were able to buy the one we had viewed 2nd, our buyers did check we had somewhere to go and I think this may have helped us the offer.
On the other hand while carrying out viewings ourselves (family of 5) it was difficult getting the place ready and though I never refused a viewing, proceedable or not, when one lady asked to come back for a 2nd viewing six weeks after the 1st and still not having even had a valuation I decided to say no as I couldn't face wasting another hour of my time.
Just to add my last property sold to a lady who viewed twice before persuading her husband to put theirs on the market but that was in 2007 and they got a quick sale.
Probably best just to grin and bear it as you never know who will be able to buy in the end.0 -
One of my first viewers was unproceedable as they'd just put theirs on the market 3 days before. Then they kept wanting to view it (I had to put my foot down and say no a couple of times as it was nearly every 2 weeks).
I had many unproceedable viewers, including one woman who I think was just viewing houses because she had nothing better to occupy her time with.
It's all annoying....
In the end, my original unproceedables became proceedable ... and bought it.0 -
I think unproceedable viewers have to be tolerated on the very low likelihood that they will then be in a position to buy the property if its still for sale but in my opinion, mainly it's just a time-wasting activity as they casually browse to help them firm up the the type of properties and areas they are interested in.0

our unproceedable buyers became proceedable (sold to an investor) and bought ours. Never, EVER turn away an unproceedable buyer, they may go elsewhere.I love giving home made gifts, which one of my children would you like?

I will tolerate the viewings as I need to cling to the hope that one of these days, one of them will turn into our eventual purchasers. It's just extremely frustrating when viewing after viewing is from the same old non procedable people. Don't even get me started on those who make an appointment and then don't bother to turn up! :mad:
We won't view any houses until we've sold, although I check rightmove daily and know what properties I would choose to view should an offer come in. Yes, granted this is not as appealing as someone who has already decided on their home but it also stops me getting my hopes up on properties that in all likelyhood could be sold any day.
Hope I can eat my words and one day soon one of these people turn into 'the one'.0
