Non Procedable Viewers!

Ok, been on the market for a while and have had a quite a few viewings, mainly from unprocedable people and it's really doing my head in.
Don't want to seem off to the ea but, my God, why can't people just wait till they've sold. It takes me ages to get the house as I like before a viewing and it really just feels like a complete waste of my time. Had a couple least week not even on the market yet! Just wondering does it seem unreasonable to refuse viewings from people not in a procedable position?

    Well I can see your point of view and it is probably very frustrating but isn't a bit of a viscious circle in that if I only look at houses once my own is under offer then the people who have offered on mine might think twice because I am not in a position ot move, what if I don't find anything? Then I possibly lose my buyers........

    We felt the same, but didn't put anyone off viewing - the person who has not yet sold could ultimately be your purchaser.

    Seconded. The viewer who is non-proceedable right now may be the one who sells their house to a first-viewer, cash-buyer, and will become instantly proceedable at that point.

    The only problem is that the whole process would be slowed down even more if every single person in a chain waited until they'd sold before they started viewing houses.

    I do think viewers should at least have their own houses on the market though.

    I do understand where you're coming from but please try not to turn any viewers down. We looked at a house that we loved, our own house was still on the market but we were honest about this and the vendor was happy for us to view. We were deverstated when the house sold on the same day we accepted an offer on our own but this is just the way the property market is sometimes I guess.

    My point is that we're now watching to see what happens with this house, if it should fall through we're ready to jump in with a high offer which could potentially save the chain from breaking and we're close to exchanging on our own house. I know you feel that you're wasting your time with these viewings but remember these people could come in useful one day.

    we sold once to someone not proceedable. game them the ummpf to sell theirs cheap to buy ours, however I would discount those not on the market yet as they are a long way off. I now have a rule (as we are still markleting till exchange), if you arent ready, cannot afford to pay more than the asking price, you are not trading dirt on my porcelaonsa.
  • We viewed a house the day it came on the market (we wanted to stay in the same village), loved it, put ours on the market immediately, sold a couple of months later and bought the house we had viewed so I would never turn a viewer down no matter what position they are in - things can change very quickly.

    Interesting how sentiment changes as the housing market slows and slows and slows. I have said previously that people shouldn't turn away people who aren't currently proceedable and many have shot this down saying its wrong etc. As others have said above just take a deep breath and hopefully your house will stick in the viewers memoery for when they find their own elusive buyer

    We're looking to take the next step up soon. The area we're looking at is very small and select and houses don't come up for sale too often. We're not going to put ours up for sale until we find one we like. And when we do put it up for sale we'll sell well below the average just to get a quick sale and then put our offer in for the next one.
    We don't want to sell our house now and then have to hold everyone up for two or three years waiting for the right house to come along.
    So i'd say you'd be foolish to restrict viewers because everyone is in different positions and even though someone hasn't got their house up for sale they might sell it in a week or two and then put their offer in to you.
