Is my landlady putting off potential renters?

Gumtree was where she found me, her ad was on there but I hadn't seen it. I've expressed my concerns and she's taken them on board, she said she was considering replying to some ads with benefits and seeing what the people were like, and I suggested anyone with small pets could get flat inspections, etc. So she's taken benefits and pets out of the ad and will judge individually.
She said she had an awful time with someone on benefits once before, it seems to only take one. What happens when 45 year old middle management types leave crap everywhere? Just takes a few watches of "How clean is your house" to see how filthy anyone can be but they don't keep the reputation. She said she might request to have benefits paid to her but am I right in thinking you can only do this if they've been in arrears?
Oh and I did reply to her ad in the sheffield forums totally talking the flat up and providing extra pictures, somebody even replied! Just wish I could have been here for viewers it would have made a nice change telling the truth about somewhere I'm leaving.0
