Is my landlady putting off potential renters?

I'm trying to help my landlady replace me when I leave, I'd have loved to stay here it's a great flat which is why it's a shame there hasn't even been one viewing.

This is her ad:

Price: £450 per month

Further details
Ground floor flat with double bedroom, large lounge, bathroom with shower over bath, kitchen inc fridge/freezer, utility area with washer & dryer.

Unfurnished (except kitchen table and 2 chairs).
Off road parking available.
No smokers, pets or benefits please.
Deposit/bond and references required.

I think she's creating negativity with all the "no's" plus she accepted me with benefits and then I added pets, she was the one that replied to my wanted ad as well, partly due to the fact I could afford to pay 2 months rent upfront to show how genuine I was.

I think she should take out the pets and benefits part and judge on an individual basis. "Pets" is a very wide umbrella term and she can discuss this with them at the time. Same for anyone on benefits you can judge pretty much in 5 minutes what they're like and this would be an excellent location for someone with mobility problems.

I know it's her place and she can do as she likes but I think she's cut off a huge part of the rental market and surely it's best to have a full flat than an empty one?

    It's not your job to find a replacement so don't get involved. + why are you helping her given that in your previous thread here you were having a deposit dispute?!

    If it's such a great place why are you leaving?
  • Change to Part furnished with all appliances and dining furnature.
    Remove the exclusions, she can always say no to someone.
    remove deposit/bond, they can be discussed, leave in references so they can be brought to a viewing.
    Emphasise off road parking, close to.... town, school, shops, peace and quiet?

    Sounds like a steal.
    Marry a Foreigner, its so much cheaper!
  • You're entitled to your opinion but it's her property and it's up to her who she sees fit as a tenant. Why are you helping her find your replacement tenant?

    as a LL seems like a pretty good ad to me... it tells prospective tenants exactly what is required, and it hopefully stops time-wasters applying...

    That's my previous house where many bad things happened, nothing to do with this place. I'm helping her because she took a chance on me and has been really great, she came round to give my snake fresh water when I had to stay away longer and offered to get a mouse out the freezer and come back the next day to feed him.

    I'm moving to Norwich to go to uni. She was really disappointed, she was considering lowering my rent if I was going to be a student here.

    It hasn't stopped time wasters applying, she's had calls but no follow ups, one couple who were meant to view never turned up.

    It doesn't tell everything, she's missing out a lot of good points like a poster above mentioned. Like being right in the centre of town, a stone throw away from the high street and trams/buses, it's a great location but none of this is mentioned.

    When we were looking, the above was on pretty much every advert so I think your LL is being quite generous in comparison.

    Most LLs will work on the basis that 5 (+ or -) calls will develop into follow ups, and 3 (+ or -) appointments will result in 1 actual viewing.

    That's just how people are.

    Concentrate on planning your move to UEA (great uni!) and leave your LL to select the kind of tenants she wants.

    Yet no takers since she started advertising a month ago. I know it's her Mum's flat and she's worried about it getting messed up like it has done before when they used to provide furniture but her Mum will be just as stressed about having the place empty. I replaced a couple who were here for 2 months and then lied about why they needed to get out of their contract early.

    I just want to help out someone who helped me, I don't like the attitude of the people who're basicly saying "it's not your problem so move away and never think about it again". I WILL be thinking about it and probably checking up to see if she's found anyone. It's places like my last house that deserve to stay empty with no money coming in, not this one.

    No pets is put on to deter people with animals the landlord doesn't want in their property.

    Lots of landlords are happy with fish and other tanked animals but don't want dogs, cats and ferrets in their properties.
    I'm not cynical I'm realistic :p

    (If a link I give opens pop ups I won't know I don't use windows)
