OP - STOP COMMUNICATING DIRECTLY WITH THE VENDOR! You have already compromised your strong position by not doing so! All communication for this issue should be done via solicitors. As others have said, your vendor may well have second thoughts about their threat not to complete on the sale when they contact their own solicitor about their proposed course of action, and the implications of doing so are explained to them."You were only supposed to blow the bl**dy doors off!!"0

I'd say the sellers are gonna get owned... i'd say sue their !!! off.
No offence but in my exchange contracts it stipulated that both parties would be liable for costs and losses involved in pulling out of contracts after exchange... if i had pulled out as a buyer i'd have lost 10% of sale price so why shouldnt the vendor also lose 10%?0 -

My guess is the vendors will soon realise that they can't change their mind and didnt understand the implications of exchange. My bet is they still move on Thursday....let us know and good luck. How awful to happen over a bank holiday as well - just prolonging the wait.0

Threads like this make my blood boil. I hope this a*se of a vendor get the same sort of treatment Welshwoofs meted out to hers and ends up paying through the nose for their stupidity and greed.
OP - it may be worth PM'ing (private messaging) Welshwoofs, she is active on the forums and may be able to offer some advice re dealing with the stress etc . For all other actions, speak to your solicitor as advised by others - do not contact the vendor direct again.Go round the green binbags. Nothing to add to the good advice accept good luck, I hope your solicitors and theirs put them in your place and it completes on Thursday.
We had our purchase pulled from us exactly two years ago but before exchange and it was awful. We spent bank holiday weekend getting drunk and partying instead of packing like we should have.
Luckily our solicitors and theirs managed to bring them back round so we got it back on track and got the house. I hope your situation ends well and if it doesn't your solicitors can go after them for 10% plus extra expenses.0 -
As has been mentioned your solicitor should have placed a notice on the property to prevent sale, this is really quick and easy for them to do. They should also be contacting the vendors solicitor who will also be less than impressed and should be going ballistic at the vendor.
At this point as the vendor I would be cacking myself as Thursday is completion day for my purchase and I need the money you are paying to complete.
The brother is on a hiding to nothing.
If you really want the house sue for specific performance i.e. you get the house, also ask for them to pay your costs which can be deducted from the money you are paying them (this will sting) plus other costs i.e. accommodation.0
