Underfloor heating
Any brands I should look for or be wary off?
Cost of laying an area of 3 x 4 meters (Not sure how to work out meters squared) lol ?
Rough cost of what I should pay for an area this size?
Anything else (hints or tips) I should be wary off?

Wet underfloor heating for just one room?
Are you going to have a central manifold, mixer, pump, and room thermostat? If you simply connect to the exisiting radiator flow and return, it can be too hot, and wooden floor boards will warp and crack.
