you're spot on IMOThats West London for you and Ealing is now "classed" as a nice area.
In Shepherds Bush a 3/4 bed house in need of work, a lot of work went on the market for £650k was sold in two weeks for £630k, there is money out there if the property is in the right location.
the issue with West London and house prices is that it will do very well.
Central London to the edge of East London is much further away than Central London to the edge of West London. it's going to be much more popular for buyers who work in Central London.0 -
295K for a house OR 2 flats is phenomenally cheap in Ealing - v few houses sell for as little as that, certainly not one big enough to make 2 flats (even if they're both studios!).
I think the OP's mate's been done.
If I could have bought a nice house in Ealing for 295K a decade ago - and one couldn't then! - I'd still be living there...

10,000 property transactions a month in London - foreign buyers buying 10,000 properties a month? doubt it very much...
What relevance does this have to the OP's comments? My reading of the post was that property is selling in a matter of weeks due to high demand.

there are 294 2-bed properties are on Rightmove for Ealing295K for a house OR 2 flats is phenomenally cheap in Ealing - v few houses sell for as little as that, certainly not one big enough to make 2 flats (even if they're both studios!).

high demand doesn't have to be due to foreign buyers as you're trying to insinuate.
