It's a new build, so nothing to dislike really.
It has that wow factor as soon as you walk through the front door, but it's just the plot that the surveyor is concerned about. He says, '....internally the property is fitted out to a high standard and is well appointed........The property sits sideways to the road frontage and has a very small plot, there is no rear garden, there is a small court yard and within the garden to the front...there is a garage in the driveway. There is no depth to the garden......Having regard for sales of similar properties in the immediate area and the nature of this property, although it is an appealing house it has a very disappointing plot with no garden area. Yeah, I'll see how the poll goes over the weekend before responding. I am however going to get my solicitor to reject the £330k offer as I am certainly clear in my mind that I am not paying that for it.No reliance should be placed on the above.0 -
Yes at between £310-£320kIf you are prepared to walk away from it and find something else, then you have nothing to lose by offering him £300,000 final offer.
It sounds as though he is desperate to sell.....he probably cant afford the loan....and with it being quirky he wont get that many offers.
Id offer the £300,000 and see what happens.
In 5 years time you may well be glad you did :-)0 -
i bet he wont be building houses to big for the plot again! round my way i have seen a few house build which are far to big for the plot and look silly, very small garden etc, still for sale 6 months on!0

Most houses have some kind of compromise attached to them - small developer, side facing and no garden (if it is a family sized house) are quite large obstacles to negotiate around. The fact that this isn't a long term buy for you would make me think very hard about consequences at resale.
Any house will sell at the right price, but you really need to establish firmly what it's worth. I can imagine you losing confidence because of the wildly differing valuations on this house. In your position, I'd get back out there and continue to view other houses in the town. It doesn't have to be the immediate vicinity and you casn even look at houses you mighn't normally consider, it's amazing what you can find! Comparing what you see, you may just rediscover what you consider to be a fair price.
I haven't answered your poll as not having seen the house or really knowing your mind, I don't think I can give you a right answer.Everything that is supposed to be in heaven is already here on earth.

By way of update:
Rejected the £330k offer. Hinted that we would only be prepared to proceed at the surveyors valuation and lo and behold vendor has agreed to sell at £300k as they don't want to lose their linked sale!
Got some long hard thinking to do now given that the poll suggests I walk away come what may.No reliance should be placed on the above.0 -
May as well take a stab and offer less.
Sounds like they are desperate, make the most of it.
Chances are if you do go for it you would then have to reduce considerably to sell it. (like they have)0 -

They have come down £60k and are now at the value my surveyor said the property was worth taking into account the negative factors mentioned.
As I will now be paying the right price (or less), hopefully I will now be protected against any difficulty selling later on?
I will have to make that difficult decision tonight whether to proceed at £300k or pull out all together! Thanks for all your input MSE'ers.No reliance should be placed on the above.0
