    I think if you think its worth 350k then others will too. You say that the devloper is not from the area, that makes a huge difference, and a valuation is only an opinion after all. You know the area and if you think its worth 350k, you like the house and can get it for much less than this ie 310k, I would personally go for it!
    There will allways be someone else that likes the house.
    I live in a period property that is not as easy to sell perhaps as a modern box in a cul de sac, but would i change that just so that it may be easier to sell, no, you have to like where you live.

    Yeah, you're probably right. I just thought that a £10k premium could be justified on the basis that I would be getting all new white goods, kitchen, carpets etc and because I think the house is worth more. It's less than 3.5% of the overall value so it should catch up within a year with current HPI.

    Well I would be more likely to buy your house than a modern one in a cul-de-sac. Modern houses and cul-de-sacs do not impress me and I am sure I am not alone. I want a house that looks like a house not a box and not the same as every other house crammed in a small area with no garden and in the middle of an "Estate" ( I class all large scale, eg 25 houses+ developments as estates)

    It is possible to turn houses round internally so that the front door is at the front.
