You look at the details sheet the estate agent gives you, you might like what you see enough to travel many miles to see it, then realise what you thought was a vast cavern of a room is only a broom cupboard, thanks to the ridiculous camera lens that's been used. You must map out the given dimensions in your head, and grossly scale the pictures down.0

Ah, the old BMV ("Below Market Value") Con Trick... So who is this paragon of Property and what are his contact details, please?? Could he supply some examples for us all to peruse of RICS valuations (with name & address of RICS surveyor..) and LandRegistry addresses so we may confirm purchase prices. Then time for a complaint letter to RICS... and perhaps to the boys-in-blue for possible fraud..I can introduce you to someone who I know really well who is sourcing good deals around the country. He does get them verified by RICS surveyors first and then sells them at a 25% discount.

It is the national / coprorate ones who seem to get the bad name, as the independent ones whose reputations matter and the employees know it, seem fine.
Over valuing to get the instruction from an indepedent estate agent, or such other tactics are well known:
- hold on to passport for a few days to do an ID/money laundering
- over valuing, then not actually getting it, lowering price until too low as been on the market too long at too high a price
- charging a fee upfront
Use independent ones, hands down.My posts are just my opinions and are not offered as legal advice - though I consider them darn fine opinions none the less.:cool2:
