Hi
I am just in need of some advice. After the house i was buying fell through (owners pulled out after 3 months!) i have now found another house i have fallen in love with...but its a bit over budget! The house is on the market for 220k...ideally i need it 15k lower. What should i start at? I dont want to think my offer is so cheeky and ignore it!
We are FTBs and able to move in a month so i guess i can use that and hope the sellers are in a rush!

There is no such thing as a cheeky offer, if you don't leave the estate agent crying then you have offered too much.
Go in low ( very low ) and then work your way up to your max.
In my view there is nothing wrong in going in at upto 40% below the asking price.0 -
15k off 220k doesn't sound even remotely in the cheeky zone to me. More like at the expensive end of what the seller hopes to get.0

If it is any help, Whenever I have viewed a house and made an offer, it has always been a cash offer. Then waited for the smile to come across the agents face and smacked a £1 coin on their desk.
( best way to cheer up a rainy day )

I'd be tempted to try £195 as a cheeky offer; increase with £2k increments but not too readily and remember the EA is working for the vendor!!!!0

We offered 200k was rejected then offered 203k was rejected. Now we told them we would have a re look at finances and give them a final offer tomorrow. Im trying not to get my hopes up!0

From the sound of it it seems like the vendors won't accept anything apart from the full asking price. Why else would they just reject and not come back with any alternative?

We're in the same position as you. Looking at 225k houses - have offered 200k and 204k and both were rejected. Final offer of 209k tomorrow and will see what they say.
They want 215k but our final offer is the maximum we can afford.

Unless you've already said 'final offer, take it or leave it' and then offered higher, it really doesn't matter how many offers you've put in and how frequently you've submitted them. At the point you say 'final offer' (and assign a deadline for acceptance) the seller and EA will take you seriously that that is indeed your final offer.
If your final offer is suitable they'll accept. If it is borderline, they'll string you a long a bit and perhaps try a counter-offer (hence the deadline). If it isn't, they'll reject.
People generally really aren't any more sophisticated than that, and really, why would they need to be?3.9kWp solar PV installed 21 Sept 2011, due S and 42° roof.

Yeh tmr we are going in with our final offer and are unable to go any higher, i guess until you give them your final offer they are going to keep saying no to see how much they can get out of you!0
