My highlighting. It's 8 weeks only if rent paid weekly or fortnightly - 2 months if rent paid monthly.. as long as your tenant was 8 weeks in arrears, your agent should have issued a Section 8 notice immediately...
A T's legal adviser will usually suggest that a T partially pays down the outstanding rent prior to a hearingHowever, if they pay up such that they owe less than 8 weeks by the time it gets to court the judge will throw out the case.
provided that you have scheme registered your tenant's deposit prior to doing so (Eng/Wales, where deposit received after 6 Apr 2007), unless you want your s21 to be invalidSo you need to issue a Section 21 notice as well.... you can do this at any time.....
