Can you recommend a company to evict non paying tenants?

Hello all,
Long time reader - first time poster
I have a house that I let out through an agency, the tenant stumped up the deposit etc and had clean refs, but since the initial payment they haven't paid a penny since.
They have a 6 month contract, so it 'would' normally end/renew in November.
I realise you have to go through procedures such as an S21 notice to get them out, also it could need a Bailiffs warrant etc, but my questions surround this aspect really...
1) As they haven't paid and will not respond to the letting agents, can you apply for the accelerated eviction?
2) Does anyone know of a reputable company who could do all the paperwork side for us (and the accelerated eviction process) - to ensure it's done right first time? (i've heard if it's slightly wrong it can drag on and on)
3) What is the longest this could take in this scenario?
Thanks.

I do not know of any companies, sorry, but in terms of time scale you could theoretically have the property back in as little as 10-14 weeks. If it is done wrong it would depend what was done wrong and at what stage0

I think folk would suggest you go to Landlord Zone online. They should be able to help (if anybody here can't)0

I'm a landlord & I have a subscription to http://www.landlordlaw.co.uk/ run by a housing law solicitor. You can get hold of comprehensive legal packs via a yearly susbcription that will talk you through the entire process, including all wordings to use etc.0

Recent experience would indicate that GMTV and the Brighton Argus might be worth a call?
Personally, I'd give Landlord Law a look... http://www.landlordlaw.co.uk/0 -
If you want it done quick, contact:
Suzy Butler and friends. (GMTV, BBC News, BBC Radio, The Argus ect).

if they have not paid any rent.. you should have been applying for a Section 8 32 days after they moved in....
Landlord Action will evict them.. but they charge a fair bit....0 -

Thanks for this advice - I was under the impression they needed to be 2 months in arrears and you couldn't apply to evict them before the 6 month tenancy is up.
I really need to join one of these Landlord companies with a helpline...
Clutton - which one would you recommend please?0 -
Also, now I think about it - should my Letting Agent not be issuing a Section 8 etc?
Should they be doing everything?0 -
""I was under the impression they needed to be 2 months in arrears and you couldn't apply to evict them before the 6 month tenancy is up."
rent is due in advance.... so if they dont pay their first months rent, on day two of the tenancy they are already one months rent in arrears... by the time you get to one month and one day later, they are two months in arrears.....
as long as your tenant was 8 weeks in arrears, your agent should have issued a Section 8 notice immediately... if he has not done so... you need to and send it to the tenant immediately with a rental statment... then 14 days later (if they have not paid) you can apply to court for possession ....
However, if they pay up such that they owe less than 8 weeks by the time it gets to court the judge will throw out the case.
So you need to issue a Section 21 notice as well.... you can do this at any time.....
suggest you join national landlords association 020758 28171 - they will talk you through all the forms and court applications.....
joining fee is tax deductible.... and you get cheaper house insurance as a member...
good luck0 -
