Came up against Knight Frank on a valuation....

I have worked for high end estate agency firms for 10 years (not Knight Frank though and I am an adminstrator not and estate agent!) We have done alot of joint agencies with Knight Frank. I would imagine that for £10k that would include advertisting which does cost a lot of money if you start using national media. For example a page in Country Life for a week costs about £2,000 - £2,500 depending on what sort of contract you have with the magazine. Quite a small ad in the Sunday Times costs about £750. If you want the property advertised quite extensively you can see how this could mount up. Brochures generally cost about £500 ish - £1,000 to be printed this can vary wildly depending on quality and size of them etc. Our top end brochures are designed by a proper graphic designer and they can spend a long time getting them right. The graphic designers can charge £75 a hour and pass this cost on. Primelocation costs our firm about £400 a month Rightmove is about the same.
Knight Frank are considered to be the most elite estate agency in the UK they are also international and at the end of the day you are paying for the name IMO. They do seem to charge high commission rates. 2.5-3% would be what I would expect if it was a joint agency.0
