Came up against Knight Frank on a valuation....

They quoted vendor £10k upfront for photography and a whopping percentage on completion.

Wonder if this is standard. They do a great job compared to other premium agents, but £10k upfront and a massive percentage?!

    I assume that's for the 'brochure' and it would have to be a really good one at that price! Pro Photographer, would charge £500 to £1,000 max.
  • Apparently just stated as cost for photography. The brochure would obviously be amazing, but at 2.5%-3% or whatever they charge, what else would you expect?

    As you're in Bournemouth would these charges be for a property in Sandbanks.
    If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales
  • Property valued at about £2million. Not a Sandbanks place, no. Obviously a premium area.

    £10k upfront though?! Mindblowing that people go with it. They are leagues ahead of other big agents like Savills etc. though.

    I've a friend who Photographs multi million pound properties for upmarket Agents, although not Knight Frank. His standard charge is £500 for half day shoot including another half day processing. His photo's are stunning, and he can make the plainest property look great. Some of his work has appeared in the Sunday glossies. Needless to say, he's not short of work!
  • Yeah, £500-£600 is about right for half days work from top photographer. Knight Frank have a huge turnover of business, so there are obviously lots of people that pay for the service.

    Tell them you will provide own Photo's using Professional photographer who is a friend who does this all the time so he knows what he is doing and has offered it you for free.

    Nothing wrong making money on the commission but making a huge margin on photo costs is just wrong.

    We paid Kinght Frank something like £225+VAT for photography. £1500 for brochures and something like £3-400 for each quarter page newspaper ad IIRC.

    Still not cheap but not £10k! I wasn't selling a £2m house but then the brochures don't cost more to produce because the house is bigger, although it might take more time to photograph.

    How many brochures do you get for £1500 ....? I'd expect enough to fill my garage for that (... I have a double garage).

    1.35% ;)

    Thinking about it, the invoice total was around £1500 for the brochures, photographs and the initial adverts.

    Much better than giving 2% to a Countrywide excuse for an EA!
