Renting Privately, - Place is a MESS

    Don't paint! Why should you? Would the private tenancy relations officer at the local council be any use for this situation?

    Didn't you view this place beforehand? If I'd viewed a property in such a condition, I'd have walked away.

    Thankyou, I didn't know there was such thing, have just emailed them also.

    I did view beforehand but I was under the impression all these things would be repaired, plus I hadn't taken in the full extent of the damage untill after everything was agreed.

    I know I'm a plonker, it's my first place, I know now I should of walked away or made sure it was habbital before signing anything.

    Just been reading about woodlice too, spotted a fair few in the kitchen area.. means damp/mould and holes in walls, windows, frames etc :(
  • Urgh it looks a total mess! I agree, there are a lot of damp patches which really need looking at or you could find mould on your own belongings.

    It looks like the previous tenant didn't do much to look after the place. I hope you get it sorted so its more habitable.

    Asked Hubby to look at photos as he a LL and he just stared open mouthed and said "Oh F*** what a weasel" and suggested calling out Environmental Health as its borderline whether property is fit for human habitation and get enforcement noticed issued, possibly even getting LL to attend after EH has visited for EH to spell out what needs to be done.

    He said if there is a leak in gas system it has to be capped and put right before being turned on and if that has not been done then the Gas engineer and Landlord are BOTH liable to Criminal charges in event of anything occuring.

    He said if he had a tenant willing to redec he would not be taking rent for a month.

    He told of one EH whom a LL had !!!!ed off so much in refusing to do repairs that she found out more of his properties and hit every single one with notices and used Land Registry to send copies of notices to Mortgage company, it was extreme but Mortgage company forced him to do the work and sent surveyor to inspect as damamging their security. A bit extreme but DH feels that LL got what he deserved.

    What's the plug above the cooker in pic 70 belong to? The exposed (but still insulated?) inner wires are a bad sign. I wouldn't risk using that appliance unless it, at the very minimum depending on the condition of the rest of the cable/appliance itself, had a new plug fitted.

    zeezee - ask for an assessment of the property under the HHSRS (Housing Health and Safety Rating System). That property looks appalling: please don't allow this LL to take advantage of you because all tenants deserve a better home than that.

    As a new T you should have been given the current gas safety certificate before you signed up. If the LL fails to comply with the Gas safety Regs he can be taken to court by either the HSE or the local Council, with a hefty fine likely to head his way.

    You should also have been shown an EPC (energy performance certificate) The Council's Trading Standards Officer can land the LL with a penalty of £200 if he failed to do so.

    Quick update, I received an email this morning from my local private landlord relations officer, she advised her colleague that specificly deals with disrepair within the private rented sector to call me. We've since arranged a property inspection on the **.

    I will be asking/insistin/demanding the first months rent is returned. If not I have no hessitation in taking the matter to court.
    I would still like to live there, it's in the perfect location and could be nice if fixed and decorated properly but as far is it stands, I obviously can't accept the property in its present condition.

    That's good news on the inspection. Hopefully they will be able to advise you on how you can take things further once that's done. Keep us updated!
