Renting Privately, - Place is a MESS

Well, I'm 26 and disabled (not with physical difficulties).
I moved officially in to the new property on the ** (I'm not sleeping there at present). I paid the first months rent on the **.
The property was full of the previous tennants items, I spent a good couple of days dumping it all outside for the landlord to get rid of.
The landlord gave me a carpet cleaner he had rented from BnQ and I cleaned the carpets for him/me.
There's a lot of mess in the property, alot of stuff that may just fall under "interior decoration".
This is my first property and I'm very un-sure of what should be done, if anything at all and what laws are concerned.
I'll just give you the link to the pictures of all damage:
Removed the link now people have seen as it may turn into an investigation of some sort and the LL might claim intimidation.
Please note that he's supplying paint and rollers / brushes for me tomorrow to carry out the painting work myself.
Any advice on this matter?

What was the agreement with LL?
Was LL responsible for "fixing" things or are you fixing things in return for low rent.0 -
Did you you view the property beforehand ?
Why are you working for free for your landlord whilst paying him rent to improve his investment ?!?0 -
I feel so sorry for you!!!! What a disgrace! I would never have the audacity to leave a property in that state! I am moving out of my rented property this weekend and have spent the past week washing down paint work and walls, and shampooing the carpets - that's not because the house is dirty but because I have standards!!!
Surely it is not your responsibility to redecorate, even at the expense of the landlord, that is free labour for him! Your landlord should most def replace the toilet seat, that was disgusting...no wonder you are feeling down.

Please advise - is this a house or flat you are renting or a room/rooms in a building the landlord lives in??
Also are you in England?? Has your deposit been "protected"??
a) Don't do landlord's job for him - decoration, cleaning, clearing out stuff..
b) Write a calm, simple letter listing what needs to and asking him to let you know how & when the work will be done..

Hi again,
It's a 2 bedroom property, a kind of house/flat.. it's on odd shaped thing.
I'm in England, we agreed to not take a deposit, just a months rent.
There's not much in the agreement on the landlords side of things regarding cleanliness, repair and so on0 -
I've just read your other thread, so I realise you are paying £650.00 for this. There are an awful lot of damp patches!! What works did you ask the landlord to do, as it doesn't look like he had done anything. Yes you can get the paint out, but that mould is awful - you are not going to get rid of that, and if you are in the house all the time, surely your health will suffer?
I would certainly ask him to fix all the leaking pipes as a very minimum.
Has the property got a gas safety certificate?

He was getting someone in to repair the paint where he has rubbed it off the walls and filled in the fireplace.
The boiler has had a safety check ("landlord/home owner gas safety record") but the leak hasn't been repaired and there is no certificate yet.
There was previously a leak in the roof which has very recently been repaired.
Is there some kind of council based safety/inspection person I could call out? I can't really afford to pay someone but if it comes to it I will.
I will be putting these pictures onto a disc, making multiple copies and typing up every single problem/affected area (i spent today doing this at the time of taking the photographs) and I will present them to him asking them to be done.
I forgot to mention that I also emailed the pictures to [EMAIL="contactus@communities.gov.uk"]contactus@communities.gov.uk[/EMAIL] with a brief explanation and all my contact details.
He's also getting in pest control for the mice droppings and a pluimber to fix the broken plughole (it leaks also).0 -

Doesn't matter largely, Landlord has responsibilities outlined on Shelter's web site whether they like it or not: That;s the law. Make sure you write to LL about no Gas Safety certificate.. that's so basic he really needs to get it done...There's not much in the agreement on the landlords side of things regarding cleanliness, repair and so on
If he rented you the place with (say) one wall with scruffy paint & holes in it (and you can prove that ) then that's all he's entitled to get back.
If you are decorating the place make sure he gives written approval (eg if inventory say "Bedroom, painted pink" and he gets back a blue one at the end of the tenancy you would be liable for repainting it.)
Her sounds like he's not sure what he's doing... with getting advice here you will do!

I've fired off the picture links and brief explanation to the enviromental health just now too.
I think I'll also call them tomorrow and arange an inspection before I paint.0
